WHAT IS A HOME REPORT?
A home report is comprised of three documents: a Single Survey, a Property Questionnaire and an Energy Performance Certificate. It is now a legal requirement that the seller of a property instructs a home report and has this available before they put their property on the market. Your estate agent / conveyancing solicitor can instruct a report on your behalf. Home reports are valid for 12 weeks. It is not uncommon for buyers (or their lenders) to want to instruct their own survey to ensure that they are completely happy with the property before they commit to the purchase.
The Single Survey assesses the condition of the property, its value, and its accessibility. It is carried out by a chartered surveyor. The Property Questionnaire is completed by the seller and contains information that will be useful to the purchaser such as factoring costs, the council tax band and what items will be included in the sale (for example carpets and white goods). The Energy Performance Certificate details energy efficiency and consumption and any recommendations for improving this.
THE STEPS TO SELLING YOUR PROPERTY
When you instruct Stuart & Stuart, we will handle every aspect of your property sale transaction. Once a home report is in place, the sales particulars have been approved/ printed and you have provided everything we need from you your property is ready to go on the market. Once your property is on the market our estate agency team will manage all enquiries that come into us either by telephone, in person or through any of the web portals (e.g. espc, zoopla, onthemarket.com and our own website); we will monitor request for home reports, arrange viewings, liaise with other agents noting interest for potential purchasers and report to you as necessary. We will take receipt of any offers and communicate these to you as soon as possible. We can advise on the conditions of an offer and take your instructions on whether to verbally accept, reject or try and negotiate any offer; we will then liaise with the potential purchaser’s solicitor to relay your instructions.
Once you have verbally accepted an offer a member of our conveyancing team will start the conveyancing process; our conveyancing team will liaise with you throughout the conveyancing process but firstly to go over the offer (which you have verbally accepted) in detail and obtain your instructions to issue a formal written acceptance the purchaser’s solicitor on your behalf. This starts the legal process of entering into missives with a view to concluding the contract; the “missives” are the formal letters that make up the contract; once all conditions have been agreed the missives can be concluded and it is at this time that the contract becomes binding. Our conveyancing team strive to get missives concluded and complete the conveyancing as swiftly as possible. The contract will contain a date for completion (known as the date of entry) and our team will liaise with the purchaser’s solicitor to arrange for the sale price to be transferred to us, that the deeds to the property are delivered and that the buyer receive the keys to allow them to move in on the date of entry. Following completion of the sale we will redeem any existing mortgage, attend to registration of the discharge of the security (mortgage deed), prepare a final account and arrange for any proceeds of sale to be transferred/sent.
